Interior Designer in Zirakpur: A Flat Owner's Guide from Possession to Move-In
Got the keys to a flat in Zirakpur? The snag list to check first, room-by-room scope, society rules, modular vs carpenter work, and how to choose an interior designer.
Zirakpur is a city of flats. Most homes along VIP Road, Peer Muchalla, Dhakoli, Gazipur, Lohgarh, Bhabat and the Patiala Road and Airport Road belts are apartments in high-rise societies, and most interior projects here begin the same way: someone gets the keys to a bare flat and has to turn it into a home before the move.
That changes what you need from an interior designer. In a flat the walls, windows and plumbing stacks are already fixed, the society decides when work can happen, and every panel has to fit in the lift. The best layout is the one that gets the most out of a 2BHK or 3BHK as it stands, not the one in the prettiest render.
This guide follows a flat from possession to move-in: what to check before any design work, the scope room by room, what to keep from the builder, society logistics, modular versus carpenter work, and how to choose a designer. If you would rather talk it through in person, our page for interior designers in Zirakpur covers the VIP Road studio and how a project runs.
Before You Call a Designer: The Possession Snag List
The cheapest time to fix a builder defect is before interiors start. Once a wardrobe covers a damp wall or a TV panel covers a cracked one, the problem is still there; you just cannot see it until it damages the new work.
Walk the flat with a checklist at possession, note every defect with photographs, and get it fixed in writing.
| Area | What to check | Why it matters before interiors |
|---|---|---|
| External walls | Damp patches, peeling paint, hairline cracks, especially under windows | Wardrobes and panelling on damp walls swell and grow mould within a monsoon |
| Bathroom-side walls | Damp on the wall shared with a bedroom or kitchen | A leaking concealed pipe behind a new wardrobe is expensive to reach |
| Floors | Hollow-sounding tiles (tap with a coin), uneven joints, slope towards drains in bathrooms and balconies | Hollow tiles crack under heavy furniture; poor slope leaves standing water |
| Windows | Sealing, smooth sliding, locks, mesh, glass condition | Leaking frames stain new curtains, blinds and walls |
| Doors | Alignment, gaps, locks, hinges | Door frames set the finished floor and skirting lines |
| Electrical | Distribution board, MCB ratings, earthing, every socket and switch, AC points | New lighting and appliances are planned around what the board can take |
| Plumbing | Water pressure, leaks under sinks, drain flow, geyser points | Plumbing fixes after cabinets are fitted mean dismantling them |
| Kitchen | Platform level, sink drain position, gas line, exhaust opening | The modular kitchen is designed to these positions |
| Ceiling | Cracks, damp spots, slab level | A false ceiling over a leaking slab hides the leak until it stains |
Ask for the builder's electrical and plumbing layouts if they exist. They show where concealed pipes and conduits run, which saves drilling into them later.
What Interior Work a Flat Actually Needs
A full interior scope for a flat is a set of decisions about every room, made on paper before anyone cuts a board. This is what it usually covers.
| Room | Typical work | Decide early |
|---|---|---|
| Kitchen | Modular base and wall units, tall unit, countertop, backsplash, chimney and hob, sink and tap, lighting | Appliance list, sink position, chimney ducting route, water purifier and softener points |
| Master bedroom | Full-height wardrobe, bed with storage, side tables, dresser or study, TV point, curtains | Wardrobe type (sliding or hinged), loft height, AC and switch positions by the bed |
| Other bedrooms | Wardrobe, bed, study desk, storage for children or guests | Who uses the room now and in five years |
| Living and dining | TV unit, crockery unit, dining set, sofa, false ceiling, feature wall, curtains | Furniture layout first, then lighting and ceiling to match it |
| Entrance | Shoe storage, mirror, key and bag drop, puja unit if planned here | Door swing and corridor clearance |
| Bathrooms | Vanity, mirror cabinet, glass partition, accessories, exhaust | Whether builder sanitaryware and tiles stay |
| Balcony and utility | Washing machine area, drying, storage, flooring, seating | Water inlet and drain for the washing machine, outdoor power point |
| Whole flat | Painting, lighting plan, switch and socket additions, ACs, curtains and blinds | Electrical load and which circuits need upgrading |
The drawing set that comes out of this should include a furniture layout, an electrical and lighting layout, a false ceiling plan, joinery drawings for every built-in unit, and an itemised BOQ (bill of quantities). Our guide to interior designers in Mohali explains each deliverable and the difference between design-only and turnkey appointments in more detail.
Planning a 2BHK or 3BHK: Where Space Is Won
Most Zirakpur flats are compact, and a few planning choices decide whether a 2BHK feels tight or generous.
- Go full height. Wardrobes and kitchen wall units that run to the ceiling, or with a loft above, add a surprising amount of storage without using any extra floor.
- Sliding or hinged shutters. Sliding wardrobes save the space a hinged door needs to swing, which matters in narrow bedrooms. Hinged shutters cost less and give full access to the inside. Measure the clearance between the bed and the wardrobe before choosing.
- Storage beds. A hydraulic or box-storage bed holds bedding, suitcases and seasonal clothes that would otherwise need another cupboard.
- Shallow living units. A TV unit does not need to be deep. A slim, wall-hung unit keeps the floor clear and makes the living room read larger.
- A planned utility. If the washing machine has no proper place, it ends up in a bathroom or the kitchen. Plan the inlet, drain, power and storage for it in the balcony or utility from the start.
- Fewer, better ceiling elements. A full false ceiling with heavy profiles lowers the room. In a compact flat, a perimeter cove or a ceiling only where lighting needs it often works better.
- Light, consistent finishes. A short palette of light shutter colours and one or two accent materials keeps a small flat calm. Many different finishes make it feel busy and smaller.
Builder Fittings: Keep, Upgrade or Replace
Every new flat comes with the builder's tiles, sanitaryware, kitchen platform, doors, windows and switches. Replacing all of it is rarely necessary. Replacing none of it can leave you working around a layout you do not want.
| Item | Keep if | Replace if |
|---|---|---|
| Floor tiles | Sound, level, no hollow spots, a colour you can live with | Hollow or cracked, or the finish fights the rest of the design |
| Bathroom tiles and sanitaryware | No leaks, fittings work, layout suits you | Leaks, poor slope, or you want a different layout |
| Kitchen platform | Height and depth suit you and the sink position works | The modular kitchen needs a different layout or worktop |
| Internal doors | Aligned and solid | Hollow, warped, or the style clashes badly |
| Windows | Sealed and sliding smoothly | Leaking or damaged |
| Switches and sockets | Working, in the right places | You are re-planning lighting and furniture anyway |
Make these calls in the design stage, not halfway through site work. Removing a kitchen platform after the new cabinets are ordered, or retiling a floor after the wardrobes are fixed, is where flat budgets overrun.
Society Rules and Site Logistics
Interior work in an occupied high-rise has rules a standalone house does not. A designer who has worked in your kind of society will plan for them; one who has not will learn on your project.
- Permission and deposit. Most societies need you to inform the maintenance office before work begins, and many take a refundable deposit and a list of workers.
- Working hours. Drilling, cutting and hammering are usually restricted to set hours on weekdays, with tighter limits on weekends. This directly affects the schedule.
- Lift booking and protection. Material usually has to move in the service lift, at booked times, with the lift car protected.
- Lift size. Measure the lift car and the door opening. Countertop slabs, full-height wardrobe panels and large sofas that do not fit have to go up the stairs, be cut, or be made in smaller sections.
- Debris removal. Societies expect debris bagged and removed promptly, not left in corridors or stairwells.
- Neighbours. In a tower where people already live, dust and noise complaints can stop work. Factory-made units and dust control on site help.
Modular or Site Carpentry?
Both work. The right mix depends on the room, the timeline and how much noise the society will tolerate.
| Factory-made modular | Site carpentry | |
|---|---|---|
| Finish | Machine-cut panels and edge banding, consistent | Depends heavily on the carpenter |
| Site time | Short installation; most work happens in the factory | Long; cutting, pressing and finishing happen on site |
| Dust and noise | Low | High |
| Flexibility | Works best with standard module sizes | Handles odd dimensions and site changes easily |
| Changes after order | Difficult once panels are cut | Easier during the job |
| Good for | Kitchens, wardrobes, vanities | Panelling, beds, TV walls, one-off pieces |
Many flats use both: modular for the kitchen and wardrobes, site work for panelling and loose pieces. Whichever you choose, the quotation should name the board, the shutter finish, the edge banding and the hardware brand. "Modular" on its own tells you nothing about quality.

Zirakpur Conditions That Affect Material Choices
The climate and setting here are hard on interiors, and the material spec should account for it.
- Monsoon humidity. The tricity monsoon brings weeks of high humidity. Particle board and untreated MDF near a sink or bathroom swell and delaminate. Use BWR or BWP plywood, or a board rated for wet areas, in the kitchen sink unit and bathroom vanities, and edge-band every exposed edge.
- Low-lying pockets. Parts of Zirakpur near the Ghaggar have seen waterlogging in heavy monsoons. In ground-floor flats, keep lower units on legs or a waterproof plinth rather than on the floor, and avoid MDF skirting.
- Dust. Highways and constant construction mean a lot of fine dust. Closed storage, well-sealed windows and easy-clean shutter finishes are worth more here than open shelving.
- Summer heat on high floors. West-facing flats on upper floors take strong afternoon sun. Plan blackout or thermal curtains, blinds and AC positions together, and keep the piping routes concealed.
- Hard water. Where the supply is hard, fittings and glass partitions scale quickly. Plan a softener point in the kitchen and bathrooms, and choose tap and glass finishes that do not show water marks.
Doing It in Phases When the Budget Is Tight
Not everything has to happen before you move in. Some work is easy to add later; some is expensive or disruptive once you are living there. Spend first on what is hard to do later.
| Do before moving in | Can wait |
|---|---|
| Builder snag repairs | Loose furniture beyond the essentials |
| Bathroom civil changes and waterproofing | Feature walls and wall panelling |
| Electrical rewiring, new points and AC piping | Décor, art and accessories |
| False ceiling and lighting wiring | Rugs and some soft furnishings |
| Kitchen | Study units and secondary storage |
| Master wardrobe | Balcony furniture |
| Painting (first coats) | Upgrading builder fittings that still work |
Your designer should plan the whole flat at the start even if you build it in phases. That way the wiring, ceiling and wall finishes done now already suit the furniture that comes later.
From Possession to Move-In: The Sequence
A typical flat interior runs in this order. The duration of each stage depends on scope, sign-offs and society rules.
- Snag inspection and builder fixes. Defects documented and repaired before work starts.
- Measurement and brief. The designer measures every room and records how you live, what you store and what you already own.
- Layout and design. Furniture layout, electrical and lighting plan, ceiling plan, then 3D views for the rooms that need them.
- Material selection and BOQ. Board, finishes, hardware, countertop and lighting fixed, with an itemised quotation.
- Sign-off and factory order. Kitchen and wardrobe designs are finalised first, because the factory lead time is usually the longest single wait.
- Civil, electrical and plumbing. Bathroom work, new points, AC piping and any wall changes.
- False ceiling and first paint coats. Ceiling framing, boarding and primer.
- Installation. Modular units, site carpentry, countertops, lights and fixtures.
- Final paint and finishing. Touch-ups, final coats, curtains and blinds.
- Deep clean and handover. A walkthrough with a snag list of the interior work itself.
How to Choose an Interior Designer in Zirakpur
- Flat experience. Ask for finished apartments, ideally in a high-rise society, not only villas and renders.
- One real site. Visit a finished or ongoing flat. Shutter alignment, edge banding, drawer movement and how clean the site is tell you more than a portfolio.
- An itemised BOQ. Every item with size, board grade, finish and brand, so you can compare quotes line by line.
- Who supervises. Find out who is on site day to day and how often the designer visits.
- Factory or site. Know where your kitchen and wardrobes are made and who installs them.
- After-sales. Hinges and channels need adjustment after a few months of use. Ask what the warranty covers, for how long, and who comes when something needs fixing.
- Ownership of drawings. If the design fee is "free", ask whether you own the drawings or they are tied to that vendor's execution.
The Mohali guide lists the red flags to watch for, and they apply equally here.

Frequently Asked Questions
Who is the best interior designer in Zirakpur?
There is no single best interior designer in Zirakpur. Most work here is inside flats, so shortlist designers who have finished apartments in high-rise societies and can show you one, ideally in a tower with the same rules as yours. Then compare itemised quotations that name board grades and hardware brands, check who supervises site day to day, and ask what after-sales support covers. The best designer for you is the one whose scope and paperwork are clearest about your flat.
How much does interior design cost for a flat in Zirakpur?
The same 2BHK or 3BHK can cost several times more or less depending on scope and materials: how much storage is built in, the board used for the kitchen and wardrobes, shutter finish, hardware, countertop, false ceiling and lighting, and whether loose furniture and soft furnishings are included. Kitchen and wardrobes usually take the largest share. Ask for an itemised BOQ with brands so quotations can be compared line by line, rather than comparing per-BHK package prices.
What should I check in a new flat before starting interiors?
Do a full snag inspection at possession: damp or seepage on external and bathroom-side walls, floor slope towards drains in bathrooms and balconies, hollow-sounding tiles, window sealing, door alignment, the distribution board and earthing, every socket and switch, water pressure and leaks, and the kitchen platform level. Get the builder to fix defects before interior work starts, because wardrobes and panelling will hide them.
Do I need society permission for interior work in Zirakpur?
Most societies require you to inform the maintenance office before work begins, and many ask for a refundable deposit, a list of workers, lift booking for material movement and lift protection. Working hours are usually restricted, especially for drilling and cutting. Check the rules in writing before you schedule anything, and make sure your designer's quotation allows for them.
Is modular furniture better than carpenter-made furniture?
Factory-made modular units are cut and edge-banded by machine, so finish is more consistent, installation is faster and there is far less dust and noise on site, which matters in an occupied tower. Site carpentry is more flexible for odd dimensions and on-site changes. Many flats use both: modular for the kitchen and wardrobes, site work for panelling, beds and one-off pieces. Judge either on board grade, hardware and edge finish, not on the label.
Which plywood or board should be used in a Zirakpur kitchen?
Use boiling-water-resistant (BWR) or boiling-water-proof (BWP) plywood, or a board the maker rates for wet areas, for the sink unit and anywhere near water, and edge-band every exposed edge. Monsoon humidity in the tricity is high, and particle board or untreated MDF near the sink tends to swell. Dry areas such as wall units and wardrobes can use a lower grade if the budget needs it.
How long do interiors take for a flat in Zirakpur?
It depends on scope, how quickly designs and materials are signed off, factory lead time for modular units, and society working hours. A furniture-and-lighting job moves much faster than one with bathroom civil work, electrical rewiring and a full false ceiling. Ask for a stage-wise schedule with milestones, and finalise the kitchen and wardrobe designs first, because the factory order is usually the longest single wait.
Should I replace the builder's tiles and fittings?
Only where they fail on quality or on your layout. Builder tiles that are sound and level, sanitaryware that works and windows that seal can usually stay. Replace items that are hollow, damaged or block the plan you want, and decide this at the start: removing fittings after new furniture is in costs twice.
