About Floor Planning & Elevation Design Projects

Floor planning and elevation design for a duplex is fundamentally a problem of stacking. On a compact plot the only direction left is upward, so the two floors have to be planned as one diagram: the staircase position decides everything above and below it, and the services — plumbing stacks, electrical risers, drainage — work best when wet areas on both levels sit close to a shared vertical line. Getting that right early keeps the ground floor open, because a badly placed stair eats exactly the space a living and dining area needs. Splitting public and private life across levels is what makes a small footprint feel generous: living, kitchen and guest functions stay on the ground floor where visitors arrive, while bedrooms and a study nook sit above, away from the street and its noise. Cantilevered balconies extend usable space beyond the plot line without consuming ground area, though each one has to be resolved structurally, with reinforcement carried back into the slab. A vertical garden facade earns its place by doing several things at once — shading the wall behind it, softening the elevation, and giving upper rooms something to look at other than a neighbour's boundary — but it only survives if irrigation and drainage are designed in from the start. Energy-efficient glazing completes the picture, cutting heat gain on the exposed faces that a tight urban plot cannot avoid.

Designing in Baltana, Zirakpur

Baltana is one of Zirakpur's older established neighbourhoods, and it is built very differently from the planned sector grid a few kilometres away in Mohali or Chandigarh. Plots are compact and tightly packed, streets are narrower, and buildings commonly share or nearly share boundary walls — so a house here is usually open on one or two faces only. That single fact drives most design decisions in the area: daylight and ventilation have to be pulled in through the front and rear elevations, through courtyards, light wells and stairwell openings, because the flanks give nothing. Privacy works the same way, with window placement on the street face needing screening, offsets or careful sill heights to keep interiors from being overlooked. Vertical planning is the standard response across Baltana, which is why duplexes are common here — when a plot cannot spread, it grows upward. The neighbourhood's position along the VIP Road corridor keeps it well connected to both Chandigarh and Mohali, and it has drawn steady interest from younger families for exactly that reason. RS Design Associates' head office sits on VIP Road, Zirakpur, a short distance from Baltana.
