Complete architectural design on a villa of this scale means carrying one idea from the first site measurement through to the final snag list. The work begins with the plot itself — its orientation, the direction the road approaches from, where neighbouring walls will eventually rise — because those fixed facts decide where living spaces can open up and where the building should close down. A double-height foyer is a structural decision before it is a visual one: it removes floor area from the level above, so the staircase, the first-floor circulation and the services routed around that void all have to be planned together rather than resolved later. The same applies to a home theatre, which needs isolation from the rest of the house, and a rooftop terrace, which needs waterproofing and drainage falls designed into the slab rather than added on top of it. Material choices at this level are made for how they age. Natural stone, seasoned wood and structural glazing behave differently through a Punjab summer and the monsoon that follows, and the detailing where they meet — expansion gaps, drip grooves, shadow lines — is what keeps a facade looking deliberate five years after handover. Vastu-guided room placement sits alongside all of this: kitchen and bedroom orientation, entrance direction and the treatment of the north-east are resolved during planning, when they cost nothing to accommodate, instead of being forced onto a layout that has already been fixed.

Sector 79 sits in the newer southern band of Mohali, laid out on the wide sector grid that governs most of SAS Nagar. Plots here are generous and regular, and the surrounding streets are still filling in, which means a house built now is designing for a skyline that does not exist yet — privacy, sight lines and the position of terraces all have to anticipate future construction on adjacent plots rather than respond only to what stands today. The grid brings a practical advantage: sector roads run close to the cardinal directions, so vastu-guided planning and solar orientation tend to pull in the same direction instead of competing. West and south-west faces take the hardest afternoon sun through the long Punjab summer, and deep verandahs, recessed openings and planted buffers on those elevations do more for comfort than any mechanical system.
