Boutique Office — Mohali
Commercial · Phase 7, Mohali
Project Overview
This boutique office in Mohali's Phase 7 was designed to reflect the client's progressive brand ethos. The open floorplate is zoned into collaborative workstations, quiet focus pods, and a glass-fronted executive cabin. A timber-clad boardroom anchors one end while a barista corner and lounge define the other.
Key Features
- Open collaboration zones
- Glass executive cabin

About Office Design Projects
Office design begins with how an organisation actually works rather than with a layout, because the same floor area supports very different arrangements depending on whether the work is collaborative, focused or client-facing. Zoning an open floorplate is the core of the discipline: collaboration areas generate noise and movement, focus work needs protection from both, and meeting spaces need acoustic separation and a route that does not march visitors through the middle of the working floor. Getting those zones in the right relationship to each other, and to the entrance, is what decides whether an open plan feels energetic or simply loud. Acoustics do more for the daily experience of an office than any finish. Open plates are reflective by default, so soft ceiling treatment, absorptive surfaces and enclosed focus pods are what make concentrated work possible without walling everyone in. A glass-fronted executive cabin keeps a sense of visual connection to the floor while providing the acoustic privacy that confidential conversations need, and specifying the right glass — laminated, with an adequate acoustic rating — is what makes that compromise work rather than fail at both. A timber-clad boardroom serves a double purpose, since timber is genuinely good at absorbing and diffusing sound and also signals a shift in register from the working floor to the room where decisions and client meetings happen. Daylight distribution shapes the whole plan: workstations are best placed to benefit from the glazed perimeter, with enclosed rooms pushed toward the core so they do not block light for everyone behind them. A barista corner and lounge give the floor a social anchor and somewhere informal to hold the conversations that never needed a meeting room.
Designing in Phase 7, Mohali
Phase 7 is part of Mohali's older established commercial belt, distinct in character from the newer sectors further south. It carries a dense mix of offices, showrooms and small businesses, and it remains one of the most recognised commercial addresses in the city — a practical advantage for a workplace that clients need to find easily. Working here usually means a fitout within an existing building rather than new construction, and that is a different discipline: the structural grid, floor-to-floor height, core position and existing services are fixed, so the plan has to be developed around them rather than the other way round. Floor-to-ceiling height is often the binding constraint, since it determines how much depth is available for services and acoustic treatment above a suspended ceiling and therefore how ambitious the ceiling plan can be. Existing glazing decides where daylight enters and cannot usually be moved, which fixes the logic of where open workstations and enclosed rooms belong. Phase 7's central position gives it good connectivity across Mohali and into Chandigarh, and parking availability is a genuine consideration for any office expecting regular client visits. RS Design Associates' Mohali office in Sector 74 is a short distance away.
